The first thing is to identify the buyer who is best suited for your home. If you have a townhome with 1 bedroom and a loft, your buyer will be a single individual or a recently married couple. If you have a 4 bedroom Colonial you'll attract families with kids. If you have a 2 bedroom ranch, you'll probably attract retirees or disabled individuals. Here's a list that will help you:

Single individual -
Usually unmarried, sometimes divorced - they will want a home near lots of activities such as golf, tennis, pools, etc. Since they live alone, security will be an issue. They prefer condos and townhomes.

Families -
The majority of buyers are families. They are interested in good schools, activities for the kids, safe neighborhoods.

Corporate Transferees -
Don't target this group, they always go to a real estate professional to find a home because time is of the essence. Transferees are ideal since they are highly motivated and usually need to purchase immediately. They usually have a few days to pick a home, and rely on real estate professionals to show them the best homes on the market.

Active Seniors -
Usually 55 or older looking for homes that are maintenance free with plenty of activities around. One story condos and ranch homes are preferred among this group.

Investor -
They will be interested in renting your home and will be focusing on the "return on investment (ROI)." They generally like condos, townhomes, small single family, and multi-family homes. They will be interested in seller financing.

The goal of the ad is to get prospective buyers to call you for an appointment. Therefore, make sure the ad has the following: Headline (optional), town, square footage, style type, bedrooms, baths, special features, sales price, phone number. It's not necessary to include the address.
